Murphy, NC January 6, 2010 — Randy Dockery with RE/MAX Mountain Properties has earned the nationally recognized Short Sales and Foreclosure Resource certification. The National Association of REALTORS® offers the SFR certification to REALTORS® who want to help both buyers and sellers navigate these complicated transactions, as demand for professional expertise with distressed sales grows.
According to a recent NAR survey, nearly one-third of all existing homes sold recently were either short sales or foreclosures. For many real estate professionals, short sales and foreclosures are the new “traditional” transaction. REALTORS® who have earned the SFR certification know how to help sellers maneuver the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities.
“As leading advocates for homeownership, REALTORS® believe that any family that loses its home to foreclosure is one family too many, but unfortunately, there are situations in which people just cannot afford to keep their homes, and a foreclosure or a short sale results,” said 2009 NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth. “Foreclosures and short sales can offer opportunities for home buyers and benefit the larger community, as well, but it’s extremely important to have the help of a real estate professional like a REALTOR® who has earned the SFR certification for these kinds of purchases.”
The certification program includes training on how to qualify sellers for short sales, negotiate with lenders, protect buyers, and limit risk, and provides resources to help REALTORS® stay current on national and state-specific information as the market for these distressed properties evolves. Dockery earns designation
Murphy - Randy Dockery of RE/MAX Mountain Properties has earned the prestigious certified distressed property expert designation, having completed extensive training in foreclosure avoidance and short sales.
Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property, Dockery said. With plummeting property values, this can save many people foreclosure and bankruptcy. More lenders are willing to consider short sales because they are much less costly than foreclosures.
In western North Carolina, more than 30 percent of homes are in danger of foreclosing. It is happening in all price ranges - even high-priced homes are not not immune, Dockery said.
"This CDPE designation has been invalualbe as I work with sellers and lenders on complicated short sales, " Dockery said. "It is so rewarding to be able to help sellers save their homes from foreclosure."
Alex Charfen, founder of the Distressed Property Institute of Boca Raton, FLa., said Realtors such as Dockery with the certified distressed property expert designation have valuable training in short sales that can offer the homeowner much better alternatives to foreclosure, which virtually destroys the credit rating. These experts also may better understand market conditions and can help sellers through the emotional experience.

Roz was born in Marietta, Georgia and her family moved back home to Murphy, when Roz was six months old. She was raised in Murphy with her four older brothers, and her Mom and Dad. Roz has a huge family in Murphy and the surrounding areas.
Roz graduated from Murphy High School in 1981. She received her Associate of Arts Degree from Tri-County Community College in 1983, and she went on to receive her Bachelor of Science Degree from Western Carolina University in 1985. Roz moved to Marietta, Georgia where she worked for 15 years at Georgia Institute of Technology in Atlanta, Georgia.
In October 2008, Roz and her daughter Tiffany moved to the town of Andrews. Hobbies for Roz include spending time with her daughter and family, seeing Days of Our Lives actors. She has seen 60 of the actors so far, and has gotten her picture made with about 45 of the actors.
Her daughter was elected as Lil Miss. Georgia on August 6, 2005. The Barnett's are also members of the First Baptist Church of Murphy. Roz enjoys Murphy and the surrounding communities and is enjoying her new challenging career at RE/MAX Mountain Properties and with Randy Dockery.
Roz said, "It's Good to be Back Home - We are so happy that God led us back to Beautiful Mountains of Murphy, North Carolina - HOME SWEET HOME."
